In-Park Financing
What is In-Park Financing?

In-Park Financing is our owner-finance program that allows you to purchase a cabin, tiny home, or RV directly through us — without going through a traditional bank.

Do I need good credit?

No. We generally do not require a traditional credit check. Instead, we focus on factors such as your down payment, income, rental history, and your overall ability to make payments.

How much down payment is required?
  • RVs — Down payments start as low as $1,500.
  • Cabins — Down payments start as low as $3,500.
  • Off-Park Financing — We also offer an off-park financing option with 30% down.

What are the monthly payments?

Monthly payments vary depending on the purchase price, down payment, and financing terms. Contact management for a customized quote tailored to your situation.

Can I move my unit to another property?

No. Units financed through our In-Park Financing program must remain within the park for the duration of the financing agreement unless management provides written approval.

Why must the unit stay in the park?

Keeping the unit in the park helps us maintain affordable financing options and allows us to offer financing without many of the requirements that traditional lenders impose.

Can I pay off my unit early?

Yes. Early payoff options may be available. Contact management for current payoff information.

What happens if I miss a payment?

Late payments may result in late fees and could jeopardize your financing agreement. Consistent on-time payments are required to remain in good standing.

Rent-to-Own vs. Owner Finance
What is Rent-to-Own (RTO)?

Rent-to-Own is a rental program that allows you to establish a positive payment history while working toward future ownership opportunities.

What is Owner Finance?

Owner Finance is a direct purchase agreement where you are buying the unit from day one under a financing contract — ownership begins immediately.

What's the biggest difference between the two?
Rent-to-Own

You start as a renter — building history toward future ownership.

You start as a buyer — purchasing from day one under a finance contract.

Can Rent-to-Own convert into Owner Finance?

Yes. Residents who demonstrate a strong payment history may qualify for one of our ownership programs over time.

Which option is right for me?
  • Rent-to-Own — Best for those who want a lower upfront investment and the opportunity to prove payment history before committing to ownership.
  • Owner Finance — Best for qualified buyers who have the required down payment and want an immediate path to ownership.

Pet Policy & Pet Fees
Are pets allowed?

Yes, pets are allowed in select units and locations. Please verify availability and pet eligibility before signing your lease or rental agreement.

How many pets can I have?

A maximum of two (2) pets is permitted in approved units.

Is there a pet fee, and how much is it?

Yes. A non-refundable pet fee of $150 per pet is required for each approved pet, unless otherwise stated in your rental agreement.

Do I need to register my pet?

Yes. All pets must be disclosed, approved, and registered with management before moving onto the property. Unauthorized pets may result in additional fees, lease violations, denial of future renewals, or removal of the animal.

Are there breed restrictions?

Certain breeds may be restricted due to insurance requirements or community rules. Please contact management to confirm your pet's eligibility before signing.

What are the rules for pets on the property?
  • Pets must remain leashed and under control at all times while outside.
  • Pet owners are responsible for cleaning up after their pets.
  • Management reserves the right to require removal of any pet that poses a threat to residents, guests, staff, or other animals.
12-Month Path to Ownership
How does the 12-Month Path to Ownership program work?

Rent a qualifying unit and make every payment on time for 12 consecutive months. Residents who maintain a perfect payment history may then be eligible to convert their rental into an Owner Finance agreement — no traditional credit check required.

What are the requirements to qualify?
  • 12 consecutive months of on-time payments
  • No outstanding balances
  • Compliance with all community rules
  • Good standing with management
  • Proper maintenance of the unit
Is approval automatic after 12 months?

No. Final approval is at management's discretion and subject to meeting all program requirements. Completing 12 months of on-time payments is necessary but not automatically sufficient for conversion.

We believe that a responsible payment history is often a better indicator of future success than a credit score. Our goal is to create a realistic, achievable path toward ownership for residents who are committed to their community.
